It’s often just glossed over, but in some cases, you will need a permit for your kitchen remodel. Here’s how to tell.
Typically No Permit Required
- Replacing countertops in-place (same footprint, no plumbing move)
- Refacing or replacing cabinets (no structural or electrical changes)
- Painting, hardware updates, and minor cosmetic work
- Flooring replacement without subfloor structural work
- These scopes typically only apply to Countertops and Cabinets work
- Moving or adding plumbing, inluding sink relocation, dishwasher rough-in, new water lines
- Electrical changes such as adding circuits, moving outlets, recessed lighting rough-in
- Removing or modifying walls, especially load-bearing walls
- Ceiling work that involves opening electrical or structural elements
- Ceiling and Floor work most frequently crosses into permit territory, including electrical work above and plumbing access below.
There is no clear line between the two; our experienced design team will let you know whether your project is likely to require permit applications.

Timelines vary significantly by scope. A targeted countertop or cabinet update is typically completed in days. A full remodel involving plumbing, electrical, and structural changes will run several weeks. We give you a project-specific timeline in the estimate — not a generic range.
What if a load-bearing wall needs to be removed as part of the project?
Load-bearing wall removal requires a structural assessment, a permit, and inspection at specific stages of construction. We manage the structural evaluation and permit filing as part of the project scope — it's handled in-house as part of the process, not outsourced or left to you.
How long does a kitchen remodel take?
This depends on the project and the level of work involved. It can take a couple of days to reface cabinets, but several weeks to remodel a complete kitchen including plumbing, flooring and so on. We provide a detailed timeline for any work with our estimates.
Who Handles the L&I Permit If My Project Requires One?
We do. If your project requires a building permit, we handle the permit filing, coordinate the required inspections, and manage the process from start to final sign-off. You don't have to navigate the permitting process on your own.
