Square Footage
The bigger the project, the more materials and labor are required to get the job done. Its not a linear scale though, the mechanical and structural costs can be spread more evenly across larger projects.
Project Complexity
Adding a second story requires significant engineering and structural work, extending a single room often does not. How complex the project is directly impacts the overall cost to complete it.
Material Selections
Finishes can vary significantly in costs. Choosing hardwood flooring, natural stone tiles or intricate designs is more expensive than a simple carpet or vinyl option, for instance.
Permits and inspections
We take care of all permits, zoning hearings and inspection needs that apply to your project. These are presented as an item on the estimate, so everything is clear before work begins.
Environment

How long does a home addition take?
It does depend on the project scope, however, most additions take 4–8 months to go from signed contract to final inspection. Permitting alone typically takes 6–10 weeks. Second-story additions and projects requiring ZBA hearings require a longer timeline in general.
Do I need to move out during construction?
Not necessarily. For most additions such as bump-outs, rear additions, in-law suites, the disruption to the rest of the property is minimal, and you can remain in the house throughout. Second-story additions are an exception though. This is because the roof has to come off for an additional story to be added. Once the roof is removed our goal is to get the property resealed as quickly as possible, but you'll typically need to stay somewhere else for 2 to 4 weeks.
What's the difference between a permit and zoning approval?
These are two separate city processes that confuse a lot of homeowners, and can even trip up some contractors. Zoning approval confirms that what is proposed is allowed under the zoning code for your property district. A building permit is the approval of the specific construction plans for your project, as it relates to safety and code compliance. You need zoning sign-off before a permit can be issued. If your project doesn't conform to zoning rules, you need a variance from the Zoning Board of Adjustment (ZBA) to allow out of code construction before any work can begin.
Can I add a second story to my home?
Usually, yes. However, it does depend on your zoning district, existing roof structure, and whether the building can support the additional load. We assess all these factors when we make our site visit during your free consultation.
What is included in your estimate?
We include everything to take your project from idea to completion. This includes design drawings, permit filing fees, materials, labor, mechanical, electrical and plumbing work, and a contingency for unknowns discovered during demolition. Our estimate is a fixed price contract that gives you a clear, simple guide to the cost of the project, with no hidden extras or unwanted surprise additions.
